Tam Coc Guest House One and Hotel Ninh Binh

+ The staff was friendly and tried to solve some of the issues we encountered.

- I always do my research before booking an accommodation and I had very high expectations for Lalita Boutique Hotel given the high rating reviews on booking.com and other platforms. However, the hotel failed to meet even the most basic expectations for a supposed 4-star establishment. Our stay was filled with issues from the very beginning. We booked a twin bed room with a balcony and garden view but instead at our arrival we got offered a room with street view with no balcony. They claimed the other twin bed rooms were sold out, so there was no other option but to stay in that room, unless my friend and I had to share the same bed of a double bed room. The room had a broken mini fridge and table lamp, a noisy air conditioner and very uncomfortable beds. In addition, our room wasn’t properly cleaned, with spiders weaving their webs in the corners. The bathroom (wet room) had a stench of sewage which constantly permeated the air. Overall, the hotel needs a widespread cleaning and maintenance. The lobby is rundown, with dirty floors and walls, and bugs all over the ceiling and chandelier. The swimming pool, advertised as a sanctuary of relaxation, resembled more of a wildlife reserve, with a million bugs floating on the surface or dead at the bottom of the pool. The tiles surrounding the pool were not spared either, with grime and stains on their surface, and cigarette butts in the drains. The included breakfast was very limited and not very good as compared to what I had in other hotels. The pastries were very dry, the coffee tasted burnt and the fruit wasn’t as fresh but rather overly ripe. I’ve traveled around Vietnam and stayed in other amazing 4-star hotels but Lalita Boutique Hotel's disregard for upkeep and hygiene, rendering it unworthy of the 4-stars it claims to be. Avoid at all costs unless a disappointment tour is on your itinerary.

- Surtout l’absence totale d’entretien de l’établissement. Malgré nos relances journalières, nous n’avons pu que constater un manque de management et donc d’efficacité, voir de formation du personnel.

- We don’t understand the high ratings of an essentially unfinished hotel. No soundproofing which resulted in excessive noise through the hotel. Leaking toilet, no shower doors and missing curtains. Genuinely an uncomfortable stay. Work is required to get the hotel up and running to an appropriate standard.

- Personal estaba todo el tiempo insistiendo durante el desayuno para que pongas a este hotel un 10 de puntuación , cohibiendote y presionandote hasta que en google la pones delante de ellos y lo ven contigo( una verguenza), cuando realmente no es la opinion real . Despues te dicen que se la pongas en booking,(afortunadamente las pones cuando te vas de la estancia.)Aire acondicionado de la habitacion lleno de humedades, habitaciones nada insonorizadas, piscinas sucias y las motos que alquilan ellos estan en fatales condiciones, y cuando se lo dices te dices que en Vietnam estan todas asi(mentira). No lo recomiendo, hay mejores.

- The breakfast and dinner were terrible! The staff absolutely didn’t care if a guest had walked in during breakfast buffet, they were just talking to each other rather than attending guests. The hot food section had a hot lamp which was kept off for some reason and the food were cold. During dinner we were served noodles which looked like it was just microwaved we have been moving around the country having vietnamese cuisine and we actually like vietnemese food but this was just bad!

+ L'hotel è ben tenuto, non lontano dal centro di Tam Coc. Le camere sono spaziose e pulite.

- 1) Il lavandino in camera; 2) abbiamo dovuto richiedere gli asciugamani per il viso perché non presenti; 3) il phon, più volte richiesto (quello presente nella stanza era fuori uso), non è mai arrivato.

+ The hotel and service meet my expectation, service excellence.

+ I got a free upgrade room for this stay and get to check it early for free (arrive at 11am at Ninh Binh and didn’t expect to be able to check in right away). The staff was very friendly and helpful throughout our stay. I have a night bus scheduled to Sapa and I was welcomed to use their Jacuzzi before the bus departure so we can have a shower :)

+ This lovely property is just outside the hustle and bustle of Tam Coc, making it a peaceful place to stay. The rooms are spacious and we especially loved the large bathtub overlooking the rice paddies. The staff were incredibly kind and even allowed us to check in earlier than expected, which was much appreciated after an early start on the train from Hanoi. There’s a rooftop bar and pool that are great for relaxing. The property also offers a spa, jacuzzi, and steam room that guests can use for free, we just booked through reception. While these facilities feel a little dated, they’re still a nice added touch. Breakfast had plenty of options, including an egg station, which was a great bonus.

- The manager is kind and eager to help, though occasionally a little too attentive.

+ Amazing service from kind and considerate staff. Room was clean, spacious and very presentable. Breakfast options were varied and tasty. Amazing location to access Tam Coc on foot and also to get Grab/Xanh to Hoa Lu and Tràng An. Would highly recommend.

- Only downside was that there was no capacity for lamps to be used at same time as phone charger by bedside. No switch at bedside either to control lights in room so had to go to the doorway to turn off the lights at bedtime and then phone torch back to bed.

- Location wise it's ok, it's a bit out from the town. But it's near enough most things to cycle to. Walking maybe not. Grab etc necessary sometimes.

- On ne comprend pas la note booking. Le petit déjeuner : 3 jours exactement la même chose. Il n’y avait que des crêpes comme choix « sucré » et elles étaient froides. En fait, tous les aliments étaient froids. C’était le moins bon de tous les petits déjeuners en 3 semaines. On a pas profité de la piscine mais elle était dans un sale état… idem le spa. Tout est délabré. Il faudrait réellement rafraîchir. Ça ne sent pas bon dans l’hôtel. Ça sent l’humidité partout. La chambre: ok mais quand on prend sa douche, l’eau coule en partie devant les éviers. Il n’y a qu’un petit rideau blanc et donc la lumière dans la chambre est là dès le petit matin.. investissez dans un masque pour ceux qui veulent dormir dans le noir. Vue rizière bof.. j’appelle pas ça comme ça mais bon. Sur booking il est mis Check out à 12h30 (quand on clique il est mis entre 12h et 12h30). À 11h58, la réception appelle pour venir faire le Check out. J’ai jamais vu ça. Y a pas Netflix sur la télé

+ Loved this hotel, very organised, clean and most helpful. Staff always smiled, goes above and beyond helps. Will definitely stay here again if going back to Viet Nam, and surely will recommend to families and friends. A+++

+ Our room was clean. We liked the spa-feel of the hotel. The complementary jacuzzi, sauna, & steam rooms were nice.

- The bikes that the hotel offers need repair. The worker who handles the bikes is a little bit over-attentive. The hotel food wasn’t great.
