+ No breakfast
+ The location was good and the river walk was directly across the road.
- The room had minimal furniture, there was no Mini fridge and although a kettle was provided there was no where to fill it unless you went to the shared kitchen. The bathroom, although clean was very small and there was not much room between the wall and the toilet. The shower was terrible and the water was either scolding or cold.
+ The architecture, decor and style of the place were very nice. Staff were friendly.
- The place was extremely noisy until 10 PM. The room lacked privacy, as we could hear all the noise from the restaurant — it felt like we were sleeping outdoors. Definitely not worth the money.

- No breakfast available, cigarette smoke throughout corridor permeated into room, very unpleasant evening. In the morning after I went out early to try get breakfast, my key wouldn’t go in properly and was locked out till the grumpy cleaner used her master key to let me in .wasn’t a good experience for me.

- The bar and dinning area is very noisy. I had been shutting the window, yet still got affected.
+ Comfortable bed. Great outdoor garden. Fantastic location.
- Just didn't get much sleep. The walls were paper thin. We could hear all the noise from the kids in the room next door. A band played outdoors both Sat & Sun night we stayed, it was so loud we could hear every word (and our room was on the other side of the hotel.) Way too loud. Our room also had a pub garden outside, which generated a lot of noise. At one point we had noise from the kids, noise from the band, noise from the beer garden outside our window, then noise from people drinking out the front. Essentially, if you are coming here for a restful stay or to be up early to go cycling or walking, don't stay here. I contacted the night manager on the number provided and didn't get a reply.
+ The location was great and the look and feel was lovely. There really wasn't much else to like.
- The room was way overpriced for what is offered (Room 33). It was a 5-star hotel price point and it was far from that. I waited 20 mins to get checked in with no acknowledgement. However the biggest disappointment was the Hotel Restaurant. Our food took 45 mins to arrive and only after we asked where it is was our food served. My food was cold with my chips also soggy as the porterhouse was put on top of them and left to rest and bleed through. My partners premium steak (over $50) was also cold and had a sauce poured all over it instead of on the side not giving you any opportunity to taste the steak itself or rid yourself of the bitter sauce. We were offered dessert as compensation, but 'not this one from the oven as we've turned it off' We got the Panacotta which was tasteless as it has been sitting pre-made in a fridge for too many days. Please do yourself a service and reconsider eating here, or just lower your expectations and eat a burger.

- The room must be less than 30mm, approximately 25mm. Not same as in description 30-35mm.
+ Hotel in a lovely location. Having an ensuite was ideal as shared toilets on other side of building. Room in general was clean.
- Access is poor - up a long hill to back entrance for rooms or through front of restaurant area and up stairs. Windows in the room face the outdoor terrace of the restaurant. Everyone could see straight into my room. Lovely idea to have the restaurant beneath and rooms on second level, however failure to mention or advertise loud music occurring on the night I was booked was a big disappointment. Hallways very dimly lit. Very grateful I booked room with ensuite as shared bathrooms on other side of the floor. Lady who greeted me at reception was very blunt and unapproachable.
+ Staff were very polite and helpful. Meals were good.
- Bed up against wall made access really difficult. No tea making facilities in room very tight for the tariff.

+ This is a great base for few days exploring the Yarra Valley. You can sense the care and investment that's been made here in the lovely old building. The rooms are simple, but stylish, with plenty of space, and some look out over the highway to the fabulous views beyond. Welcome was warm, and the restaurant busy with a decent menu that suited nicely after a day walking. They didn't serve midweek breakfast, but there are great Warburton cafes a few minutes' walk away along the old rail track (now a cycle way). Great terrace to sit outside with a drink and watch the sun go down.
- Like much in the area, things can close down quite early, including the bar. Check-out feels a bit soulless as you just leave your key in the door and drive away ... it would be nice to say 'good bye'!
+ The staff were so wonderful and helpful, making our stay pleasant. It was a great place to stay, great atmosphere, cosy. Just a short walk into town. Will definitely stay here again.

+ Staff outshone the property. Reception service staff always had a smile on their face and even gave us some tips on how and when to swim in the yarra!
+ I don't usually leave reviews on hotels I stay at, But for what was a cheap overnight stay, the facilities and room were brilliant for the price and I'd definitely come back again for an overnight stay!

- Couldn’t use the shower-scalding hot or freezing cold water couldn’t be regulated. Weren’t offered any discount even though we upgraded to have our own bathroom and shower. Room really wasn’t worth $320 per night because of this and its size
+ Staff are very friendly, place is very clean. Will definitely stay here again.

+ Awesome location, closer to attractions and cafes. Friendly staff
- This hotel is quite old and likely needs a renovation. Probably it’s part of the charm. However, the shower and toilet are particularly dated. It’s difficult to get a mild or lukewarm water temperature in the sink or shower. Furthermore, there’s no shower curtain so water splashes all over the bathroom floor.
+ Lovely old hotel with loads of character. Loved the dining room with the view over the river. Good location being only a short walk from town and start of the rail trail. Excellent place to start the rail trail ride. The staff were friendly and helpful.,We really enjoyed our stay
- Wish we had booked a mountain view room.
