+ The location nice, a nice historic area close to all the sites. Tea and Coffee and car park included.

- Definitely not boutique or luxurious as the blurb tries to say, and nothing like the pictures. The place is grubby and untidy, awful toilets and showers, not enough for the numbers staying. My room wasn’t even in the building, I had to go out of the house on to the deck to access the room which made using the facilities at night almost impossible. My room mates were lovely though and they also found it very uncomfortable, I did want to find somewhere else but as I had booked 4 nights and it was relatively expensive with no refund so had to stay. The owner is always around, he is a space invader and very vocal on his thoughts and opinions, which are somewhat odd and I don’t think he actually wants to be there. He and his family used the kitchen etc, which is fair I suppose, but I do think that it put everyone on edge. The last straw for me though was that all my food was taken away on my last day BEFORE check out time, which is 10am. I went into the kitchen at 9.30 and my basket of food had been taken away with bread, jam and biscuits that I was going to take with me. I was really annoyed but there was no one around to ask and to be honest, I just wanted to leave.

- I can't judge and comment the comfort and equipment of the hotel. I can only comment on the poor lack of consideration and empathy of the owner. We had a family problem and had to cancel our 3-day stay the day we arrived in Hobart (day 1). We basically never used our room and gave them our key back, making the room available for the next 3 days. Despite an email that I have sent to explain our situation, asking for a partial refund or at least a goodwill gesture, we never got any reply. On second email sent, the answer was simple : Non-refundable. Full stop. I travel a lot across the world, and I can tell you that, if a hotel owner wants to make a discount or refund, he CAN basically do it. I've experienced it in other countries. So basically, I'd recommend to avoid giving money to people lacking empathy and just book somewhere else. This homestay does not deserve your money.

- Very uncomfortable beds. Very thin walls so noise from bathrooms and other bedrooms is a disturbance. Very unhelpful and rude owner.

- TERRIBLE HOSTEL!!!! DO NOT STAY HERE. The owner is extremely rude and racist. Do yourself a favor and avoid this place at all costs. There were bed bugs and our entire groups rooms were infested with them.

- Just a little distance to the pier which was a 15 mins walk to do my tours but very good place to stay if you have a car and most eateries , supermarkets are around
