+ Location
- The room was not cleaned properly, bed linen had cigarette burns. But the worst thing is that there are cockroaches crawling everywhere. The staff are aware of this, but what can they do to help? They offered to let us stay another night in the same room and change rooms the next day. But because of this, I had to cut my trip short by three days and fly out on the first flight, as it was New Year's Eve and all the hotels were fully booked. The hotel charged me the full amount, and the staff said they couldn't refund me for the remaining days.
One good thing: The girl at the reception is nice and always ready to help. But.... There is NOBODY at reception after 7pm and before 8AM or 8.30 (not 7!) During the second night, 2 guys were making a great deal of noise in the next room and enjoyed waking everybody in our room. Since there was nobody at reception, it was impossible to stop the noise and I almost couldn't sleep. I missed the bus to Laos in the morning. I had to go to nearby restaurant to ask for help... Bad experience

- 室内設備のメンテナンスがされていない。あらゆる場所のネジが緩んでいて危ない。 ゴギブリが洗面台周りを中心に多数いて不潔。帰宅してからあらゆる荷物に殺虫剤を使用して消毒した。 スタッフが不機嫌そうでこちらの楽しい気分が無くなる。挨拶しても大抵は無視される。スタッフからの挨拶ほぼ無い。日本人youtuberにオールインクルーシブと持ち上げられているが、コーヒー以外はスナック程度の価値しか無く、期待していると裏切られるので注意。 とにかく部屋が狭いので荷物の整理が大変なので一人利用以外は避けた方がいい。

- Staff, particularly receptionist, was rude and difficult. I had my laundry delivered and they misplaced it and I was treated poorly while requesting information. The checkout process was also very frustrating because they insisted on inspecting the room before I left despite me being in a rush and telling them they can charge me through booking.com I saw some bugs in the room, and later found mouse traps. kinda sus

- Ducha de agua caliente no funciona, la planta número 4 no está aislada y hace muchísimo calor y ruido, se nos calló el toallero encima y nos hizo daño.

- The night receptionist was so unfriendly and quite cold. That is rather unusual for Thai people
+ The property feels modern but the room sizes are too small for the price you pay. The location is right on the boundary of old town. Our room overlooked the moat and it was super super noisy with passing traffic. I was surprised this point was not mentioned in other reviews. We think there are far better places in all categories in Chiang Mai. We don’t recommend staying here.

Everything was okay, however the beds are really hard and uncomfortable. Saw some insects in the showers and on the water cooler which was not very nice. The rooftop terrace was big and had laudry machines, complementary coffee was a nice touch. Overall, the hostel was okay for the price, however there is definitely place for improvement.
+ Perfect location for people who love to walk and explore. So many gems nearby. Staff was very kind and helpful at providing recommendations. There’s also an onsite cafe.

Staff were really lovely but not very social and no bar or common room so not good place for meeting people. It was quite quiet to so a good place to stay for a night or two if you're working or between cities etc. also bedroom could do with privacy curtains. Also shower was cold. But the gym included was great so overall good value for money. But wouldn't recommend as a place for young social travellers .

+ There was free batista coffee and a really nice sitting area in the lobby. The location was so good, there was everything nearby: cafes, a gym, restaurants, massage places, a place to do your laundry. We would definitely stay here again if we visited chiang mai again. We only needed a cab to get to and from the airport. We could walk almost everywhere we wanted. The room is small but it's cozy.
+ It was so inviting and cozy. I absolutely adored the decorations, especially in the café...and the complimentary treats in the café were such a big bonus! Location was great! I would stay again.
- Honestly, there were no issues. Of note though, there is a lot of road noise. I was happy to have my sound machine.
