- They misplaced my laundry. The bathroom are unhygienic and smells bad. Water leaks everywhere. Room is very basic. Rats were interrupting my sleep from night till morning

- I didn’t feel welcome when I arrived at the property. Staff didn’t come to help for anything. The rooms were clean but it smelled and it smelled both from the bathroom and a lack of fresh air. It had a distinct smell of mould or something my nose kept getting blocked for the amount of time I was there.

- 1) Very unfriendly host. I don't know the name of the man. 2) The room given to us was right next to the shared bathroom. The stink was unbearable. Luckily, we were out most of the time. 3) An unexpected extra charge of 130000 dong. 4) The property cancelled the booking after our stay, maybe to save on tax. We showed up and stayed the duration at the property.

- Baños sucios, con toallas mojadas por todos lados, mal olor. Habitación con bastantes insectos y no cerraba la puerta, no privacidad. Pagas por la ubicación y las vistas

I don’t know why this place has such a high rating. The staff was not friendly or helpful at all, most of them could not communicate in English but did not hesitate to ask me to pay for some food I never had. On the other hand, the room itself is nice and spacious but there is no ventilation in the rooms or in the bathroom so it can get a bit suffocating. Also, make sure you pay for the price you booked this place for, they wanted to charge me more that what was stipulated in the reservation.

+ there are motorbike rental nearby about 50meter walk. the cafe is good where u can relax and the egg coffee is to die for! they allow us to store luggage at the cafe while waiting for the mini van to pick us up
- the ac is not working and the toilet kinda smell. it didnt bother me much actually. plus, no mirror in the room for us to makeup, only in the toilet where the lighting is not giving. we have to pack our makeup to sharing toilet outside to get better lighting

The view is really spectacular, besides there are various options for breakfast included in the price, very good Don't choose this property for having a comfortable bed but for the location and for the eyes

+ Had an absolutely wonderful stay at Fansipan Terrace Café & Homestay in SaPa! The breathtaking mountain views alone make this place worth it, but what truly elevates the experience is the cozy and comfortable stay—especially the basement rooms, which were surprisingly warm, peaceful, and inviting. The terrace café serves delicious food with a view that’s hard to beat, making every meal feel special. What really stood out, though, was the hospitality—the owner and family were incredibly kind, welcoming, and attentive, making us feel right at home. A perfect blend of comfort, scenery, and heartfelt warmth—this stay was truly memorable and highly recommended

+ The staff was very kind and helpful, when I had a problem with my flights they even agreed to switch my dates so I could come later - the location is very good too and the view from the home stay is to die for - the beds were also comfortable
- The showers and bathroom were mixed and dirty. Inside the rooms the little boxes where the beds are in are hot and stuffy during the night

+ Home away from home. I wasn't expecting to feel so comfortable here, but I did. The staff were friendly, the owner was lovely and helpful, the atmosphere was casual and relaxed. I stayed in a private room and it was simple, clean, and perfect for a couple of nights wandering Sapa. 10/10 would book again.

+ Ich bin nach der zweitägigen Wanderung nochmal in dieses Homestay in das Dormzimmer gegangen, anstatt ins Doppelzimmer. Die Betten hatten gute Vorhänge, ein sehr großen Spind - Schloss muss selbst mitgebracht werden. Es gibt eine Lampe, einen aufklappbaren Tisch, Steckdose und Hacken beim Bett. Man es halt einen Frühstückscoupon mit dem man aus einer kleineren Karte Frühstück bestellen kann inkl. Tee, Kaffee und Wassermelone. Die Aussicht auf die Berge ist traumhaft vom Restaurant, Terrasse und Zimmern. Von der Terrasse aus kann man die Muong Bahn beobachten, die oberhalb der Unterkunft entlang fährt. Lage ideal- Man ist in wenigen Minuten im Kern der Stadt. Busticket war bei mir günstiger dort zu kaufen als Online, vor allem die Busgesellschaft mit Kostenlosen Büffet und trinken an deren Bushaltestopps waren genial. Wäscheservice hab ich auch zwei Mal in Anspruch genommen - war einwandfrei! Es wird auch das Waschen von Trekkingschuhen angeboten!
- Das Dormzimmer liegt unterhalb des Restaurants, wodurch mehr Geräusche ins Zimmer drangen. Das Gemeinschaftsbad müsste mal wieder renoviert werden. Viele kaputte Fliesen, Kabel beim Föhn löst sich, Duschgel und Shampoo-Spender sind sehr locker! Anstatt den Seifenspender mit Wasser aufzufüllen, wäre eine neue Seife besser!!!

+ The view, the restaurant food smelt amazing, the beds were comfy, had everything you want and the staff was helpful. The rooms are stocked with goodies like robes and tea. They do laundry service and outings.
