- Ich konnte nicht einchecken daher das Hotel überfüllt war. Umsonst hingefahren und musste kurzfristig was neues Buchen.

- Reservation faite, personne sur place à notre arrivée à 22h. Appel téléphonique, accueil froid et n’a pas de chambre disponible et ne propose pas de solution.

- Unfortunately, this was a very distressing experience. We had a confirmed reservation, but on the day of arrival—during a public holiday—we were informed that the property could not accommodate us due to their own mistake. This notice was given only 2 hours before check-in, when we were already in the city and alternatives were extremely limited and expensive. When we arrived, no real solution was offered. We were told to find another hotel ourselves and were not assisted with relocation. While we were in the lobby trying to resolve the issue, the manager spoke to us aggressively over the phone, showed no empathy, and told us to leave the property, even threatening to call the police. As a result, we were forced to book another hotel at nearly double the original price just to have a place to stay. The stress, fear, and financial impact completely overshadowed our trip. This experience showed a serious lack of professionalism, accountability, and basic guest care. We would strongly caution future guests.

- Extremeley mouldy, even the pillows were covered in mould. Thank God we took the pillow case off and checked. It's a real health hazzard and they should urgently do something about it. We decided not to stay there and asked for a refund. The receptionist had the audacity to tell us they would keep one night's pay for cancelling. We insisted and got a full refund in the end. The location isn't the best either, quite steep uphill walk to get to it by foot from town centre.

- I honestly don’t know how this place has such good reviews. Really makes me question everything. When we arrived we were told by manager that our booking (via booking.com) hadn’t gone through but that it was ok there was an available room ( this should’ve been our first red flag). On initial glance the homestay seemed clean and the view was lovely. We had gone for dinner and then came back later in the evening. The room was very steamed up, condensation all down windows and the air just felt super damp. We tried to air it out a bit but then noticed something through the pillow case…it was MOULD all over both pillows. We contacted manager and his response was to put more pillowcases over the pillows because they didn’t have anymore pillows?!?!? When we said no he went away and then came back with cushions clearly from a sofa and told us that they would get new pillows the next day. About an hour later we noticed the mattress felt cold and damp and to our absolute disgust, under the sheet, the mattress protector was completely covered in mould as well. At this stage I made the decision we couldn’t stay due to health concerns so at 11:30pm we had to move and find other accommodation. I don’t understand how someone can change a bed and try to cover up mould, completely disgusting! The best thing about it was the manger texted us the next day to ask if we would pay for for one nights stay, despite us explaining why we left!!!! Location is also pretty far out of town, took over 30 mins to walk.

- Careful! This hotel does not understand anything about consumer rights. A friend simply had all her things taken from the room she had paid for, alleging a booking error. Although, it is true that booking showed a message that the payment had not been made (they were wrong because the discount on their card was made). The hotel staff simply sent her a wsp while we were walking and told her, you have to check out right now. Leaving her things in the lobby and giving her room to other girls. The truth is that by mistake they gave us double rooms instead of the single ones we had paid for, so they must have had so many clients who did not want to have that room occupied for so little money. Then they told her that you have already received compensation for everything, now excuse yourself and leave, and by "compensation" they were referring to the money that she had paid and that they returned to her, completely understanding how contracts work but above all, violating her own privacy by taking her belongings and leave them dumped in the lobby.

- Una notte è entrato il gatto alle 5 e il cane ha abbaiato fino a quando non siamo scesi a svegliare il tipo alla reception. Colazione due notti sempre solo noodles instantanei con uovo o con carne. Incredibile visto le altre recensioni

+ Lovely staff and the cutest dog to welcome us in. Room was incredible value for money with breakfast included!

- Location. No car can reach the hotel, as the streets are very narrow. Guest need to walk past 150 metres with luggage to reach the hotel

+ Kevin was really helpful and friendly. The Homestay is comfortable and in a quieter area just out of main Sapa town.

- Unfortunately the room we were in had black mold all over the walls. We didn't feel this was healthy at all and should be fixed. Breakfast was also not great. Only option was noodles and a sludgy coffee.

+ 날씨가 괜찮은 날에는 테라스 있는 방에서 판시판산이 잘 보여요. 크게 불편한 점은 없었네요.

- 조식이 있는 호텔을 예약했고 분명 도착 전에 조식이 있음을 확인하는 문자를 주고받았는데 도착해서 숙박비 결제를 하려고 하니 뗏 기간이라 조식이 없다 하네요. 그럼 조식이 있는 방으로 표기를 하지 말았어야죠. 조식비를 빼달라 하니 그건 안 된답니다. 액티비티 선택하면 거기서 할인해 주겠다고. 조식이 안 될 거 같았으면 왓츠앱으로 확인 메시지를 보냈을 때 솔직하게 안 된다고 했어야죠.

+ L’emplacement est très calme, les lits sont grands et confortables. Le rapport qualité /prix est imbattable. Le personnel est charmant

- O quarto está cheio de bolor. Quando chegamos não fomos bem recebidos. O quarto em que ficamos não era igual ao da foto, pedimos um quarto king Deluxe e quando chegamos lá o quarto tinha duas camas e pouco espaço, como a cama grande estava encostada à parede com bolor, eu e o meu marido nem dormimos juntos para que um de nós não dormisse junto à parede com bolor. Ainda para mais esse bolor dá para sair, basta limpar com lixívia e aquilo sai tudo. no primeiro pequeno-almoço chegamos dentro do horário previsto e não havia quase nada para comer, não havia pão, não havia ovo, não havia chá, apenas havia noodles de carne.

- My party booked three rooms, but on arrival we were only provided with two for the first night due to being fully booked. The manager asked to put our booking as a ‘no show’ to avoid paying commission. After I declined, he asked us to cancel our booking, which I also declined. Since leaving the booking has been put as ‘no show’ which may incur me charges. The room had black mould and the hot water did not run for long. I payed to do laundry individually, however this got mixed with my roommates and another person in another room.
