- The air conditioning didn’t work in our room and we moved to a poorer quality room.

+ Great location

- Arrived at 18:00 well after check in starts and room wasn’t even ready. Went through a long wait at check due to this. We’re told to have a drink and wait 30 minutes and promised free breakfast. We received nothing. No tea/ coffee in rooms, only one measly pillow each. Absolute joke charging $320 plus a night

+ - Air conditioning worked well - Communal areas were nice and trendy

- Hotel does not prioritise guest safety and rooms are not as advertised. I would have given 1/5 stars but the staff were genuinely very lovely people so I cannot fault that. I stayed for 5 nights and paid approximately $1100 for a one of a kind king room. Firstly, the pictures on Booking.com show a sofa in front of the king bed. I went into my room and was surprised there was no lounge as advertised so I walked back downstairs with my luggage and the lovely ladies working at the counter said that it is a king room and that they’ve had this issue before with booking.com showing the incorrect image as other guests have said the same thing. I asked if there was anything they could do and they couldn’t and they said they’ve tried contacting booking.com several times so I took their word and went back to my room. I didn’t think to check the offical asr website at the time, but the asr website also shows the one of a kind king room with a lounge as well. It’s one thing for a third party website to show a supposedly incorrect image, but when the original website the hotel uses for booking also shows the same image with the sofa bed for a king room, it clearly becomes false advertising. I even checked Agoda this morning as well and this website also shows the sofa with the king bed room!! It’s the first image that comes up!!! Photo of hotel room I stayed in verses booking.com, Agoda and asr website) In regards to the safety aspect, on 22nd January at 1:36am there was a gentleman talking very loudly in the hallway for at least 20 minutes. I called reception if they could ask him to stop. The man continued to talk very loudly 10 minutes after I made the initial call so I called reception again to sort it out and they did and the talking stop. However, at 3:05am approximately 2 hours later, I don’t know if it was the same gentleman again but I woke up to the most aggressive and violent banging on a door on the hotel floor I was on and heard a man talking.

+ Small, but nice and quiet room, comfortable bed, shower pressure was excellent. Big TV, but channels were a bit limited. Breakfast was really tasty. Electronic after hours access worked well.

- Not much of a view, backing onto another building.

- The rooms were a bit noisy

+ The location is great. Very close to victoria market, lora of restauranr, public transport etc. Internet worked good, staff are friendly and it was clean.

- The TV has youtube as an app but cannot be used as it does not had internet connection.I found the room quite dark even with all lights on at night with the curtains shut, with natural light during the day is ok. Bear in mind they have a commmon kitchen area, so you do no have coffe, cups, kettle or those sruff in the room.

+ Modern place to stay. We truly enjoyed our stay and the facilities.

+ Got a free room upgrade Location was really good - really close to a tram station, Queen Victoria Market and popular cafes such as Humble Rays Helpful staff

- No daily room cleaning. I stayed for 5 nights and only had my room cleaned once (I was only notified about this on arrival to the hotel)

- I think it would be better if room had kettle and tea
