+ The woman receptionist was very rude tried to charge me more. Beware of this pay at property. My room very old worn out floors. The male receptionist in evening wonderful. Good location. But the rudeness of receptionist was very shocking.

- Don't stay in this hotel! Dirty hotel, with mold, dirty bathrooms, and we still found objects from other guests in the room we stayed, showing that there was clearly no cleaning

- 1. We booked 4 rooms: 2 doubles and 2 studios with a sofa bed. When we arrived, the sofa bed was not actually a bed — it was just a dirty mattress on the floor and could not be used as a bed 2. The final price we paid according to Booking.com was much higher. The hotel charged a different amount in MXN and in Euros.

- N'a pas aimé · L’annonce est purement mensongère, s’est une escroquerie. J’ai payé pour 4 nuits, au bout de 3, je suis parti, dégoûté. Par exemple il est marqué parking, il n’y en a pas. Il n’est pas mentionné qu’il n’y a pas d’eau chaude. S’est un hôtel d’un autre temps. Photos à disposition. Les photos de l’annonce sont trompeuses. Je sais que booking ne publie pas les avis négatifs comme le mien.

- The building has an opened designed where facing the street, which means the noise from the street is not buffered at all. There are 4 lanes on the street 2 on both sides. This is one of the most busiest street now leading to main highway. It is an outdated building poorly designed, certainly fitting 30 years ago when town was quieter, not anymore today. As there is very little customers, there is no staff per se, only a family running the place at least for the first night making so much noise, maybe trying to cover the noisy street, who knows; They were also illegally impaired; as far as I am concerned pot is still not legal in Mexico. On top of that there is a building being built beside it as of Dec 2025, the sledgehammering resonates through the concrete directly into the bedroom. They did not even offer to move me to the other side even though nobody was renting.

+ Bonjour, Je demande un remboursement intégral immédiat, car l’établissement dans lequel j’ai réservé était dans un état absolument catastrophique. Ce que j’ai découvert en entrant dans la chambre était tout simplement inacceptable, indigne, et totalement éloigné des photos et descriptions publiées sur Booking. L’odeur de moisissure était si forte qu’il était difficile de respirer. La chambre était dans un état tellement dégradé et insalubre qu’il est inconcevable qu’elle soit proposée à des clients. Nous sommes restés 15 minutes, choqués par la saleté, les odeurs et la dégradation générale, avant de partir immédiatement sans même pouvoir envisager de rester une nuit. J’ai laissé ma valise à peine 20 minutes dans cette chambre, et elle a absorbé l’odeur de moisissure, ce qui reflète parfaitement le niveau d’humidité et de négligence du lieu. C’est un véritable scandale d’accueillir des voyageurs dans des conditions aussi indignes. Cet établissement est une honte : dangereux, insalubre et totalement non conforme. Je joins les photos et vidéos qui prouvent sans discussion possible l’état lamentable de la chambre. Je demande donc un remboursement complet et sans délai, la prestation étant inutilisable et mensongère. barrière axelle

- Los baños súper sucios, en la noche no hay agua caliente, la tv no funcionaba bien, descuidadas las instalaciones, personal súper grosero

+ Very beautiful room, in Greek style, we felt safe, cosy... clean, spacious. Lovely green area & terrace.

- No pool, not possible to cook, but its ok for the price is great value. We liked everything

- There was moisture and that is very dangerous for health. We arrived late and no other roomwas available. The staff was very nice and they changed our room. The beds were unconfortable in both rooms.

+ El personal es muy amable y las instalaciones son cómodas, el servicio es atento y lo que necesites te lo proporciona (toallas, papel, baterías para el control), las camas son cómodas y el agua caliente funciona fenomenal

- Las habitaciones son un poco difíciles de enfriar con el Aire acondicionado en el lugar que tienen, haria falta un ventilador, hay ruido de música alta por el establecimiento de a lado hasta las 2 am (aunque entiendo que esto es algo fuera de su control)

+ The MIO is in a central location in Tulum downtown and walking distance to all of the shops and restaurants on the main street. It is by far the best value in town and has a nice second floor sitting area if you need to do a little work on the laptop if its raining out. You'll need to rent a bike if you want to go to the beach as the hotel is in downtown, but there's a bike rack outside the hotel for easy overnight parking. Clean, convienience and very affordable, can't go wrong.
