+ Breakfast okay but didnt turn on the heating. Nearly froze.

- The guest house was old disused empty and certainly no heating. Notice to go to another specified guest house to get the key. That guest house also unmanned. Told to ring a number but each time went to answer phone. Evetually manager called us back and after a while came from his home by car. Offered us to stay in the second guesthpuse by paying xtra. He was rude and minimally helpful There were no other staff present at 3 pm mid afternoon. It was all a horrible experience with inconveniece and waiting around. Breakfast minimal. Coffee undrinkabke and dining room freezing Cant understand why Booking.com keeps marketing such below standard places.

- I booked Belgravia, but that's not where we stayed. The property is managed by the same staff that manage Le Maison next door (which is where check-in is for both properties) I checked in, and was told we had been moved to stay at Le Maison and "upgraded". Once we got to our room I was quite disappointed as the standard was not what I had booked. Turns out we were the only guests booked at Belgravia so the staff decided to move us to Le Maison instead of servicing us where we had booked. The bathroom was nowhere near the standard of the original booking. Disappointed.

+ The room was clean and the bed was comfortable. The room comes with breakfast. The location is near the 3 sisters. Shower is lovely and hot.

- When you book The Belgravia Guest House you are directed to La Maison Hotel next door and that’s where you are staying. That’s disconcerting as you’ve booked what you thought was a heritage B&B and you end up in a odd looking, 1980s hotel room. The rooms are pretty bare and a bit scrappy looking. The breakfast is fine but the buffet room is freezing in winter. Generally the hotel could do with some more care, the log fire is nice but the wood is in a horrid plastic bin next to it.

- We were moved to the hotel next door, it was pitched as an upgrade but we picked the other location intentionally. There was someone’s bra in the room we were put in. We booked the hotel for a night for a relaxing getaway in the spa. The property was advertised at the time of booking with a spa and had photos of the spa. When we arrived we were told the spa was closed and offered no compensation despite it being the main reason we booked.

+ Very close to 3 sisters

- Had to wait 15 minutes for someone to arrive at the service desk just to check in at 3pm. No signage to tell you to check in next door except a small sign at front door, this could have been sent in a check in email. Glass door in shower closed with a loud bang as it’s not fitted properly. We bought takeout and returned to our stay only to find No plates or cutlery for eating food.

+ Check in (next door in the morel) was quick and easy. Bathroom was large and clean, and modern. Comfy bed.

- No amenities in the room or the hotel. We couldn't make a cup of tea or coffee in our room or in the common area. The common area was cold (not heated) so lacked atmosphere for us to want to spend any time there.

+ Very expensive for how old it is

- Needs a upgrade from the 80’s, plus found lots of hair from previous guest in room

+ Breakfast was included. Lots of parking. Good TV channels. Lots of hot water. Plenty of room as the hotel right next door. They own a French one called Maison

- The man is extremely extremely rude. We buzzed into this hotel and we're told to come next door which is the hotel he owns and then we realized the one we booked is definitely no one stays there so he just suggests staying in this hotel and I said okay. We would like to see this room as well as our original room to choose and he said no I'm only showing you one room. Oh so it was freezing in there where the manager had to wear a coat all the time to

+ Location was great, staff were friendly and helpful, easy check in, off-street parking. Basic but adequate breakfast.

- Noisy - Walls are very thin and you can hear everything in the next room. Small balcony outside room people coming back at all hours sitting there talking loudly. Doors are noisy. Facilities - No kitchen, just a microwave, fridge and kettle. No cutlery or crockery, a set in the room would be nice, only cups and mugs (in the bathroom vanity). Fire only in June to August.

+ The room was very comfortable and the hotel is less than 10 mins walk from Echo Point. The owner/manager was very friendly and helpful.

+ Quality matched the price. Functional room, cosy but quite old. Continental breakfast, at the hotel next door, was fair.

- Bathroom had black mould on the roof, and hadn’t been cleaned very well. No tea or coffee facilities available.

+ Quiet house and location, close to the Three Sisters. Bus stop nearby. Basic breakfast provided. A fridge and microwave are available in the common room.

- The house is an older style, dark house.

+ The beds were super comfortable. Price was exceptional. Breakfast was no fuss and the Concierge and gentleman who looks after breakfast just added to the friendliness and relaxed atmosphere. Thank you.

- That we could not stay longer.
