+ Nothing like the photos. Even the room shown on our booking confirmation was not the one we received. The apartment felt tired, poorly maintained, and below basic standards. The bedding had a strong odor, so we left within an hour and booked elsewhere. Very disappointing and not as represented.
- The overall condition and cleanliness were far below expectations.
+ Can’t comment on the property, we had booked to stay at the apartment, received confirmation and heard nothing to tell us otherwise. When we arrived at 9pm in the night, we was approached by security who called for someone to meet us, a young boy appeared, looked at our booking and told us he needed to ‘call his boss’ regards the booking. Following the conversation he told us that the apartment was booked and we’d had to find somewhere else to stay.
- Didn’t see inside the property, however from reading more recent reviews it sounds like we had a lucky escape. The property manager is clearly useless and doesn’t really care.
+ The view.
- Everything. It was disgusting and dirty and not as displayed on booking. We arrived and at first I did not really notice (mainly because I tend to forget things easily and I forgot to look at the pictures of the apartments close to arriving) how different it looks compared to the pictures. There was other peoples dirt everywhere and even the cloth in the sink was still wet which I find extremely disgusting. Seeing as it was a stressful day we decided to just spend as much time as possible outside of this apartment and just make the best of it. As we were checked in I was put in a WhatsApp group with four other people, three of them I did not know and have never seen. In that group we were given information about the pool and about some other stuff, for example: „Don’t make the bedsheets dirty by food or blood“. The beds were hard and obviously old because you could see by the shape that they have been used for a long time. We have made our peace with everything but then came the cockroaches and it was over for me. Other peoples dirt is one thing but cockroaches?! I have sent a message to the group letting them know about the dirt and the cockroaches, saying that because of the time (it was around 10 pm) we will stay the night but will check out the next day and demand a refund. After having to wait for a long time to actually get a response and having to then have a super long discussion and them saying they will give us another apartment, a refund is not possible and blablabla, they finally gave us our money (in cash not by card). There are signs on the front door of the building that short time renting of the apartments is prohibited. There is security everywhere and when being „checked in“ they have a rather suspicious conversation with the person checking you in. The check-in itself is relatively suspicious as you have to wait outside of the building until someone comes to check you in.
+ This place is operating ILLEGALLY and so anything good about it was negated by the huge problems caused by the problems we encountered as a result.
- As it is illegal to use private flats for tourism, we were denied entry to the building and were stranded outside for more than an hour. The advice was to message her from the lobby but a security guard blocked our entry (note that: I have arrived in a foreign country on holiday and I am battling it out with a security guard). So this was a lie, as the owner knew we could not get into the lobby. Another tourist called her three times with no answer. Finally, we got some wifi and sent her a message, which she answered and then TURNED OFF HER PHONE! She thought we were just trying to check in early but we were arriving on an early flight and had booked and paid for the night before, we had cleared this with her. After we trudged away to find another hotel, she realised her mistake, messaged us back and said "Sorry, I was busy with my baby"! Then, as it was illegal for us to be there, every time we wanted to use the pool, we had to message somebody to accompany us there. The second day, no-one turned up and again, we had a security guard block our way. (A real fun holiday!). We just didn't even bother on the third day. You might ask, once I realised it was illegal, why didn't I just go to the other hotel? Yes, I was worried about getting my money back. Also, and it seems only a minor point compared to the above, is that the photos are very misleading, there is no luxury about it, it is a motel sized room with furniture from Ikea. At least it was clean.

+ The signs outside the building saying short term rent is against the rules
- You need the host to tell the building management to let u use the swimming pool EVERY SINGLE time u want to use it... insane. So the host lies about the swimming pool times and if they arent around on that day they will just lie and say the pool is being cleaned all day. cleaners tried to come into the room a day before check out because they were told i was leaving on that day. Much easier to just rent a real hotel room instead of this prison cell

+ Dobrá lokalita
- Špína všude kam se podíváte Při vstupu do budovy jste upozorněn, že pokud využijete na krátkodobé ubytování porušujete místní zákony!!! Velmi se mi nelíbí jednání bookingu, že vůbec nabízejí tyto možnosti, aby turisti porušovali zákon. Zároveň bazén, je otevřeny jen pro pozvané a strašně smrdí, je neudržovaný. Přečtěte si recenze na Google tato rezidence má 2 hvězdičky.
+ Grande residence di 20 piani nel quale sono presenti appartamenti in affitto. L'host non era presente ma ci sono dei ragazzi che fanno da filtro. Posizione abbastanza comoda per raggiungere il district 1.
- Appartamento degradato, niente a che vedere con le foto di booking. Pulizia scarsa degli ambienti. Piscina inutilizzabile: ci sono pochissimi posti disponibili. Il check-in è stata la parte più complicata: avevo avvisato l'host del mio orario di arrivo e 30 minuti prima di arrivare. Ho dovuto comunque aspettare 20 minuti fuori dalla struttura perché la sicurezza non ti fa entrare.

+ Sincèrement 45€ la petite chambre c est trop cher pour ce que c est et pour le secteur mais sinon ça va sur le reste.

- Gedateerd, douche hing op half zeven, muf luchtje in de kamer, bed heeft zn beste tijd gehad.
+ Location was good, apartment was nice and spacious and clean.
- The pool hours are too short, should be open later, having to sign in to use the pool, not just free access anytime you like. The beds are all very hard not comfortable.
It’s a large bedroom with all needed amenities, even water and a washing machine. The host was easy to communicate. The bed was very comfortable, just not clean, there was some black hair left behind.

+ Great view of the city, location was good and the pool is worth the visit. Local shops underneath came in handy
To be clear, this is a condo! Clearly stating that they don’t do short term rentals. Only place near by I could find with a pool. You have to be ushered in by your contact to the pool every time. They only have 7 loungers and 3 are in the shade. If you move them to the sun, the security will tell you to move them back. Most people are laying out towels on the tile floor. Weird! That being said the personal contact was extremely prompt. Room had drinking water and frig. Nice place

+ Well equipped apartment with a nice view and a very friendly host. Good location, streetfood and grocery stores nearby.
- If you want to use the pool you have to tell the host upfront, which honestly made me use it not at all.
Great property. Feels more like a hotel than a hostel so not sociable but great for a relaxing break. Clean and gorgeous views, also just a 10 minute walk into District 1. A washer and dryer were available in my room as well which was a great add on. Would definitely recommend if you are after a hotel vibe for less cost.
+ La piscine elle est tres agreable il y a des commodites en bas 7 eleven , autre magasin. Pour le prix c est juste correct.
- 20 minutes a pied du centre ville Pas de machine a cafe , ce qui es agreable le matin d avoir un bon cafe. L'appartement manque un peu d'amour , lit dur pas tres confortable , les meubles le plancher sont briser aurais besoin de reparation .
+ It had everything we needed, in a good part of town that was close to food, convenience stores, local food, and able to walk to the Ben Thanh markets
