This is really two places under one name, and which one you land in changes everything. Check-in happens at the main house on Yale Avenue, but private-room and some dorm bookings get sent to a separate building about a 10-minute walk away — often an old apartment above a shut-down shop on a busy avenue. That second building is the weak link: iron folding beds with springy mattresses, rooms with no curtains so sunlight pours in at dawn, one bathroom shared by many people, and frequently no staff on site. Several times the front door and room doors were found unlocked overnight, and at least one person woke to a stranger standing in the room who turned out to be an unannounced staff member. If you book here, ask which building you'll actually sleep in. The main property leans retro-motel: quirky decor, wooden floors in some rooms, a small pool, a hot tub/jacuzzi, ping-pong, a basic gym (it tends to open around 9am), and a kitchen. The design gets compliments, but a lot of it is a cosmetic facelift over an old building — clunky slow elevator, faded carpets, tired furniture. Damp and musty smells are a recurring problem, and so are cockroaches in bathrooms, weed smell drifting through common areas and the pool, and stained or unwashed bedding (one case found blood on a blanket). Beds and mattresses are a common complaint across both buildings, and sofa beds have a bar that digs into your back. Expect surprise charges. Parking in the garage runs roughly $20–38 a night plus an added LA city tax, even though there's free street parking nearby. The small water bottles left in rooms are not free — they're about $5 each and get billed without much warning. Paying by card often adds a fee, and some people had deposits withheld or only partly returned, sometimes with little response afterward. Breakfast is advertised in some listings but isn't actually served; coffee is about it. Privacy is thin. Walls and doors don't block much sound — hallway chatter, courtyard noise, slamming doors, and traffic from the main road all carry into rooms. Windows in some rooms look straight onto hallways or the street, and a number of the shared bathrooms have no working locks (some with gaps or see-through doors), which several solo and female travelers flagged as a real problem. The front-desk crew is the bright spot — repeatedly warm, helpful, and accommodating, with a few staff singled out by name. The bigger problem is at the top: the owner/manager drew sharp complaints for being rude, defensive, discriminatory about who's allowed to stay, and in some cases cancelling bookings outright. Location is decent for what it is — near Abbot Kinney, roughly a 20-minute walk to Venice Beach, easy from the airport — but you basically need a car, and the surrounding area can feel rough or unsafe after dark.
